In my experience, the best way to a healthy lawn is to begin by testing your soil to check both pH and nutrient levels. Then amend the soil based on the test results. Your soil may also benefit from the addition of organic matter such as good quality compost to help improve the structure and to encourage a healthy microbe population. Next you want to practice good maintenance in terms of mowing it regularly so you never remove more than one third the height of the grass at a time. Mow higher in summer. Using a mulching blade on your mower and occasional core aeration can also help keep the lawn healthy over time. THese types of practices should result in a healthier lawn. Your local county exension should be able to help you with the soil tests and interpreting the results, they should also be able to tell you which particular grass varieties seem to do best in your type of soil. I hope this helps!
