| Jon, I am sorry for this delayed reply to your gardening question. The spring rush has brought a deluge of questions and we are working hard to catch up! There is not a grass to fit all those specifications. I think your best bet might be a turf type tall fescue but you'll need to water it quite a bit in the summer. Thanks for the question.
