There are many possible causes for brown patches -- including a variety of pests and diseases. Some diseases can be treated while others are better dealt with using modified maintenance practices, and some can appear due to weather conditions and will essentially resolve themselves. I would strongly suggest you consult with your local county extension and obtain a more specific diagnosis. Based on knowing that you can determine what to do. If a chemical control is needed, they will have the most up to date information on what to use and how/when is best to apply it for maximum results. They can also help you optimize your lawn care routine. I'm sorry I can't be more specific long distance.
