Without seeing the turf, I can only offer ideas from my experience with lawns in Georgia. The most common causes of browning areas in lawn are dog urine and grass types. If you don't think it's dog urine, then consider the grass types you are growing. Most lawns are a mixture of several different grasses to provide a green lawn through spring, summer and fall. The grasse mixes are generally both warm season and cool season grasses. Warm season grasses go dormant in the cool spring and fall weather but are quite green during the summer months. Cool season grasses perform best in spring and fall but go dormant in the hot summer months. Carefully inspect the grasses in the brown areas. If you discover they are different in blade width than the green areas, they are cool season grasses and will regreen in the cooler fall weather. Hope this information helps you determine just what the problem might be!
