Anyone have experience with germinating Tipuana tipu seed?

I sowed approximately 90 seeds with only 12 germinating.

Followed the seed preparation mentioned in https://sl.ku.dk/rapporter/see... from

Disappointing and looking for someone with experience in germinating the seed.
