Oh YES! They've been around for years & years; in fact my grandparents had one back as far as I can remember but they were rather fakey looking back then. Now days they have logs that REALLY look like the real thing & yes they heat VERY well & without the heat loss (summer A/C loss) that traditional wood fireplaces have. Pearl's breeder & her dh converted their wood fireplace to a gas log fireplace 2 winters ago & are soooooo happy with it. They say it's the best money they ever spent. She says she gets up in the am & turns it on & presto majico it's warm QUICK.
We don't intend that to be the ONLY heat we have. Of course we will have a traditional A/C - Heat pump. But it's very nice to see & feel the warmth of a fireplace. And remember, we've always lived south where you would never have a chance to use a fireplace & they hardly exist at all. Only ultra rich have them down there because it's a costly waste. You might get the chance use it 2 nights a year if you're lucky. So since we've never had the beauty & cozy feel of sitting by a fire, we think it would be quite nice & it will help heat the home so we use less electric from using the heat pump.

Anothing I'd like is one of those water heaters for instant hot water. Even if it is a small one in the kitchen for hot coffee.
Rannai, spelt something like that. We had one of those at work, before I retired, it was nice.

I hope to have a propane (gas) tankless instant hot water for the whole house. They have those nowdays. They used to only have individual ones --- say under the sink for the kitchen HW, then you'd have to have one for the bath sinks & another for etc...., etc,,, & they were only available in electric; but now they have the instant tankless for the whole house & they have electric or propane operated. Always loved gas HWH so the tankless gas whole house sounds good to me. Cost diff. between tank gas HW & tankless instant is about $400. Hope to be able to fit it in the budget. Would save lots of energy costs in the long run. Love cooking with gas too so the stove/range will be propane.
Someone on DG said they have the gas tankless HW & gas range/stove & they save mucho bucks in energy costs.

And my persional splurge will be a water softener. Fl. water (even well which we have to have) SUCKS with lime deposits. Since age 8 I was given the chore of cleaning the bathroom. Been scrubbing lime deposits off all my life & you wouldn't believe how fast they build up! And it's ALWAYS a true SCRUB job --- not a "wipe it down" job --- much elbow grease & harsh chemicals involved. I figure it's time I pampered myself. Especially as I now have degenerative spine & scrubbing really gets to me. The spine is going to get worse with each passing year so a water softener will be a great help.

That is probably what caused it... We have gas and I like it too. You will have a Dreamhouse , won't you???
Our waterpump went out about a month or so ago, we had to get new one. Guess what The electricity bill is not as bad as it was. Guess that old pump was running all the time. Hubby got a little larger size pump too! Was worth it, water finally getting good again. No red mud in water....

If you can afford it, tankless water heaters are definitely the way to go. I couldn't get one when my water heater died both because of money and because of how my house was constructed. There was no safe place to install a tankless unit. I want to someday get the smaller unit and have it heat water for the hall bathroom. I use that most days instead of the master bath, and it's the last room in the house to get hot water. Takes *forever* for hot water in that room.

It is going to be a "functional" house for us. Really pretty simple compared to what a lot of people do. LR, 2 BR, 2 bath, teeny tiny office, laundry room, a pantry in kitchen. Dining room will be just the space between LR & BR's whatever that ends up being. We eat off TV trays anyway. 1600 s.f. A/C space or as they say up here "heated" area. Down south it's all termed A/C area --- that's cause you'll DIE without the A/C!!! Charleen, i will be asking you & dh about your pump & pump size. Not surprised about the power bill going down after the new install.

Since we're building from scratch Mary, the tankless will be located on the exterior of the house --- that way you don't have to have it 'vented" which is an additional cost factor.

3/4 horse powe is what well pump is.
Yes, our water pressure in shower is great now but at the faucet the cold water does not have as much pressure.
But the pressure in kitchen is going good now, both of them... Just a matter of time, I guess.

How deep is the well? Is the pump INSIDE the well or up top on the ground? AND do you lose force the farther you drag hoses to water garden? How about when you're using the hose & dh is showering? Pressure still the same or does dh lose pressure in the shower?

Did you try removing the screen from bath faucet & cleaning it? Or if it's newer version there's a little "button" in center of spout that you push up on while water is running to clear debris.

Yes, the pump is inside the well. Nope water pressure is the same. About 200-225 feet deep. It is drilled well.
Nope after we replaced the pump we have better pressure than we ever had before. It is almost like a "Hotel Shower" very good pressure. The screens are removed!!! No "button" on ours.

Hmmmmm.... maybe the cold faucet just has to eventually get the clay run out of the lines.

Thanks for the info. VERY MUCH! Our well is supposed to have go down around 150 ft. That's what the ave. is running for all the homes in that area. So a 3/4 horse pump should do good. They were sort of implying if I had a garden then I might need a 1 1/2 horse & hey, I ain't stoopid --- I do my checking before I jump. Pump prices rise steeply for every 1/2 horse.

Mind telling me what the pump ran --- cost wise? If not, I understand.

Oh & another thing --- is your well PVC pipe or galvanized?

The bigger the pump, the higer the cost but I really like this water pressure we have..
We have an Old Hangdug well here too. It is large enough a person can go down into it, but never have. I usually have water in it, don't want to brag it might mesas up but so far have had water whenever we need it. When the pump starts morning I shut if off.. It keeps my long ears watered year round....

Yes, I know what you mean. When we lived nw of Tallahassee everybody had to have (at least all the well drillers stuck together & said that) at least a 900' well. 25 yrs. ago people were having to finance the wells cause the cost was $5-7 grand for the drilling alone. No one would do less feet then that. DH & I got a 3" pigtail on 3/4 gal. pipe, turned with a big pipe wrench & hand drilled that sucker ourselves adding pipe as we got farther & farther. I had a serving spoon & would scrape the clay off every time he brought the pigtail up. Winter, drizzling rain the whole time. I remembered from school the entire US has a geodetic survey so called the state geologist in Tally & he came out with the geological map & told us approx. where & how deep underground streams were running. That's where we drilled. We went down 33', put a sand point on 3" gal. pipe, put it down. Dropped a pipe inside that & we had all the water we wanted, crystal clear & good for 3 of the worst drought yrs. there in history up to that time.
Yeh, we know the hard way. Been there, done that more than I care to remember. At first we just had a pitcher pump on it till we could afford a real pump & tank. Lived in a travel trailer till we got a 12 x 24 "shed" built --- we called it a cabin because of the small size not cause it was made of logs or anything. Was just wood siding.
Whatever I get in this house we deserve. All our life has been the hard way.
