Unlike JR I have had nothing but bad experience with Zoysis grass. I planted a bunch of it in an established yard that had both Bermuda and Saint Augustine and watered and fertilized the same as the other grass. None of it lived. I tried it two more times with no luck. The Bermuda has now taken over that area and is doing well. Hope someone here can offer you some solution.
