You and I are/were in the same boat, Melissa. I fought the upkeep on a three-story house for 15 years, often putting a 24' ladder in the bed of my pickup truck to be able to get to the highest point
That, a bad back, and hips going south, and my wife finally said "enough". We bought a new single-story house 5 years ago and now the tallest ladder is 12' and is used mainly to get to my orchid tree-shelves during the spring and summer months. We do have an ample backyard, one large enough for the two greenhouses, my equipment shed, and a sizable raised garden. I don't miss being 25+ feet off the ground.
