What would be the best type of grass seed to plant, that would be sturdy, long lasting, can take heavy traffic. Thank you so very much.

We are one of the few areas in the country that can grow both warm and cool season grasses. So, to have a sturdy lawn that remains green all year around, I would suggest using bermuda grass and overseeding with ryegrass. Heres the plan: plant bermuda grass for warm season enjoyment. It loves the heat, but browns out when the weather turns cool. Just before that happens, in early September, overseed the bermuda with ryegrass. Ryegrass loves the cool weather but dies out in May when things get too warm. It will die out at just about the same time that the bermuda begins waking up and turning green. The bermuda grass is perennial, but the ryegrass is annual, so youll need to overseed the bermuda every fall for a green lawn all winter long. Best wishes with your new lawn!
