I live in a townhome with a small back yard (12'x 30'). I want to replace the 20 yr. old ficus that (has been removed) ruined my concrete patio with its roots. What trees would not have shallow roots and also give some privacy?

You can try one of the dwarf fruitless olive trees, a dwarf purple leaf plum (remains evergreen) or a dwarf citrus tree in the spot. All are small trees and all are evergreen which will give you a little privacy. Best wishes with your landscape!
