I purchased a house where no one had lived for three years so as you can imagine the lawn is pretty dead. Can I bring it back with water and fertilizer or is it best to lay new sod?

You might be surprised to discover your lawn can recover when watered and mowed frequently. I'd give it a try. If all you get are weeds, go ahead and replace the lawn this fall. If the grass comes back, you'll save yourself a lot of labor. You won't know unless you try. Provide about one inch of water per week to the lawn (you can apply water twice a week for a grand total of one inch per week) Hope it comes back strong and green!
