Zoysia grass spreads by runners so the only way to keep it from encroaching onto your property is to place a barrier between the property lines and whack it back as it tries to grow over the barrier. An 8 inch wide area of bare earth along the property line will allow you to see the grass as it tries to grow onto your property, or you can pour a concrete curb or you can install a wood, brick, metal or plastic border along the property line. You'll still need to use your weed whacker or a hoe to keep the zoysia from encroaching but at least you'll be able to see when it creeps too far onto your property!
