it gets 35 deg. at night. should I wait to plant it?

I'd wait another few weeks. Grass seed will germinate at soil temperatures of about 40F but it will be slow to grow and germination sporadic. If you wait until temperatures warm up in May, the seeds will germinate and root quickly. Best wishes with your lawn!
