is it too late to start a lawn from seed? I just don't want to wait until the fall and I am willing to under take the waterin requirements.

Since you're willing to put in extra effort, you should be able to successfully start a lawn now. The seeds can be covered with a light layer of peat moss to help keep them moist. You'll need to water as often as necessary to keep the seedbed moist. After the seeds sprout, water several times a day, every day for about a week, then water every other day for another week. By this time the roots should be established and you can water deeply twice a week to encourage a lush, thick turf. Best wishes with your lawn!
