Warm season grasses that grow well in the Phoenix area include St. Augustine, Buffalograss, Zoysia and Bermuda. These are nothing like the normal grass you're used to in Washington State. If you choose a more familiar bluegrass or ryegrass or fescue, it will grow and remain green from October through April but will brown out when the weather gets hot. That's why we overseed our warm weather bermuda with a cool season grass. When bermuda goes dormant the cool season grasses green up. Sorry there's no way around the warm season grasses, unless you don't mind your lawn browning out from April through October. Wish I had better news for you!
