When the rose begins to fade, cut off the flowering stem down to a 5-leaflet leaf. If you look at the leaves along the stem you'll see 3-leaflet leaves. Follow the stem down to the first 5-leaflet leaf and cut it off there. This is where new flowering stems will develop. Enjoy your roses!
