I'd go with Tall Fescue (Festuca arundinaceae). It is a cool season grass but it is heat tolerant, especially when planted in shady areas. Tall fescue has a deep root system that allows better survival during drought periods if soil moisture is available. It's normal range of adaptation does not include the low desert areas of the southwest but it is usually successful in heavily shaded areas. Tall fescue is easily established from seed in the fall or in the spring. If you have a choice, Fall planting allows better root development so that the root system is well established before the hot summer weather. A more established root system will help the lawn endure the heat of summer. Best wishes with your lawn.
