We have an 18 year old magnolia tree and since last year it has been looking different. This year however after winter it is not looking good at all.

Some green leaves are growing but they don't stay on the tree for too long. They turn yellow and fall.

Is it a possible disease? Is it lack of water? Fertilizer?

We have clay soil.
