I can smell it on high fl balcony. Any idea what can be blooming at this time? It's something in the landscape , as it's a highrise area.

I would suspect it is one of the Jasmines that bloom this time of year. They have a pretty heady scent. Look for a vining plant covered in small (usually) white flowers.

I saw Star Jasmine grown as low hedge(Jasminum nitidum). But it is several blocks away and the smell does not reach far.
I'll ask at the garden nursery, may be they'll have an idea. I checked the pool deck (8fls below) and there's nothing there, but the smell is very strong.
Once i manage to get a pic i'll post for ID.

Could it be growing on someone's balcony? Another thought is Tea Olive, Osmanthus fragrans, they have a lovely scent and their flowers are often inconspicuous. They are in bloom this time of year.

People keep very few plants on balconies here: it's a high wind area near Biscayne Bay+ highrises create wind tunnels..
And you can smell it over a very large area around 2 big pools and then 10 fl above! It is something very strong..but quite common i think, not many rare plantings here.
tea olive is a posibility, it's everywhere. I dont know the smell. I'll keep looking.

I found the bush or small tree on the pool deck! I think it self seeded: it's growing against the sea grape hedge, sort of burried in it. It has flowers similar to buddleya, but much smaller cone. The buds are from red to pink to white on the same cone(edit: those are ripening berries) but tiny flowers are pinkish white. Any idea?
The flower has 4 petals

It's not Aloysia, nor Fiddlewood. but looks similar.
Leaves look sort of like Aloysia virgata.
The buds are round and oldest are vey red, then pink , then at the tip white. And the cone has a blunt tip, buds
hang like on Lily of the Valley. They are totally round little balls.
aloysia's have pointed tips and have 5 fatter petals.
I took pics, but on phone..am postin off kindle...
More: red buds are berries! Not buds. Popped a couple open.
Will soak the seeds.. Prolly some weed..😀 but i love the smell!

Sort of looks like the Brazilian Pepper tree, an invasive, but I have never heard of it having a sweet scent.

Nope for either: if u ment goji berry the berries are oval and orangish and larger and leaves are wrong.
Brazilian pepper has very large flower cluster, mine are slightly over an inch, quite small. And berries are sparse, and leaves not bipinnate..

It's Rivina humilis (Rouge Plant). It's Fl native. It self seeds ..

Pigeonberry (Rivina humilis)

Today saw it on private office terrace too. So it must be planted on purpose.
But it does not say anywhere that it smells .
I can smell just 2-3 flowers 30 ' away.
Oh, what fun I had for 3 days searching🤣!

Well, i got seeds and...
accidentally broken branch Shrug! DH did it trying to smell it. honest! Well.. They'll prolly kill it anyways... It's IN the hedge..apparently the wood is very brittle.. I heard a..crunch! And saw the broken brunch..it's fate...
I'll try to root it.. For the smell.. And berries r super cute..
They say it's a shade plant, but on the deck it gets so-west part sun exposure, in 2nd half of the day when there many flowers, that's when honey smell is very pronounced.

I have that plant, but have never noticed a scent from it, not flowering right now, I'll have to get closer when it does next time. Mine in in filtered sun under a tree, gets some late day direct sun.

We went around all deck, sniffing😁 to make sure it's this plant. There is nothing close by except Sea Grape and Sea Lettuce. It has lots of berries, so must have had a lot of blooms when i first smelled it.
It's been very warm 70-75f, some days more and only a few bites below 60f.
We still have plumerias blooming even though they shed half of their leaves.

It's been cold here, like six times we've dipped into the 30's by dawn, way more than our normal cold. I went out to mine yesterday and it has some flowers, I think it may have been starting some, a wee bit of berries that are red and some green, the cold may be setting it back some. I don't detect any fragrance, but it is a weak bloom. I'm sure once we finally warm back up to our "normal winter temps" it'll get more growth and flowers. I will be giving it the sniff test...LOL. By the way it is easy to propagate, the dog broke a branch off and it fell to the ground and starting growing a new plant from that just laying on the ground.
