Wes it is in the Lease. I have a check off list that they sign. I do a walk through before they move in. Each Item is explained and the cost if it is damaged or changed. My walk through are about an hour.
I thought I was clear "No outside work needs is to be done". Lawn, shrubs, and plants are cared for by the landlord. I thought that was clear. The only ones that have violated that said they knew and was willing to pay because they did what they wanted. I have never had anyone tell me they were helping me.
