Zuzu: That section of the garden is always the first to bloom because of the way the sun travels and changes with the seasons. The rest of my roses are slightly behind but full of buds. About another 2 weeks for those to start blooming. That Pat Austin is the ONLY Austin I've ever had success with here...and I've gone through more than I care to think about.
No. That's not the Dexter house. It's behind that one. I'll see if I can sneak some more pictures of the front of the one they're using.

edited to add that for whatever reason, my Bill Warriner's first flush of blooms are always single stemmed.. The following flushes are all in typical floribunda clusters. Any idea why that might be ?
