Andi - As far as selling, do you have your home listed on Zillow? That's what I'm doing for my father's home up in NNY.. I posted it up for sale on Zillow and then cross posted to Craigslist. And don't you just *LOVE* moochers!! It'd be different if they gave you things in return, but when the scales are lopsided, it makes things hard.
