No, the house isn't "on" the water. There is a deeded grant to the boat ramp & dock which is really, really close. It's not a public boat ramp but a co-op & you can only be a member if you live in a certain area. It costs 2,000 to buy into the membership but the membership fee comes with our home so the buyer will not have to pay that. Most of the time there is a long waiting list to buy into the membership as we have limited the # of members & ppl have to wait for someone to drop out & then hope they are at the top of the waiting list. The yearly dues are only $60 & this year we didn't even have to pay those as we had an excess of funds in the kitty.
The parks & playground are right in our little neighborhood as are tennis courts, racquetball, basketball courts.
It's an easy walk to the beach on sidewalks under the shade of huge ficus trees.
It isn't that ppl won't accept a 1/1 with a snap conversion to 2/2; it's that it hasn't gotten exposure to the market so ppl don't know it's there.
