I have also seen one taller than a 2-story house but nobody ever believes me when I tell them. It was the same one, with the white flowers with red center. Never occurred to me to take a pic, I thought it was pretty common, not the only ROS tree that size that I'd seen.

Typical leaf, but can there be H. syriacus with a diff leaf, w/o lobes & scalloped edges, or would that have to be a diff species?
