I hope to have a propane (gas) tankless instant hot water for the whole house. They have those nowdays. They used to only have individual ones --- say under the sink for the kitchen HW, then you'd have to have one for the bath sinks & another for etc...., etc,,, & they were only available in electric; but now they have the instant tankless for the whole house & they have electric or propane operated. Always loved gas HWH so the tankless gas whole house sounds good to me. Cost diff. between tank gas HW & tankless instant is about $400. Hope to be able to fit it in the budget. Would save lots of energy costs in the long run. Love cooking with gas too so the stove/range will be propane.
Someone on DG said they have the gas tankless HW & gas range/stove & they save mucho bucks in energy costs.

And my persional splurge will be a water softener. Fl. water (even well which we have to have) SUCKS with lime deposits. Since age 8 I was given the chore of cleaning the bathroom. Been scrubbing lime deposits off all my life & you wouldn't believe how fast they build up! And it's ALWAYS a true SCRUB job --- not a "wipe it down" job --- much elbow grease & harsh chemicals involved. I figure it's time I pampered myself. Especially as I now have degenerative spine & scrubbing really gets to me. The spine is going to get worse with each passing year so a water softener will be a great help.
