It is going to be a "functional" house for us. Really pretty simple compared to what a lot of people do. LR, 2 BR, 2 bath, teeny tiny office, laundry room, a pantry in kitchen. Dining room will be just the space between LR & BR's whatever that ends up being. We eat off TV trays anyway. 1600 s.f. A/C space or as they say up here "heated" area. Down south it's all termed A/C area --- that's cause you'll DIE without the A/C!!!
Charleen, i will be asking you & dh about your pump & pump size. Not surprised about the power bill going down after the new install.
Since we're building from scratch Mary, the tankless will be located on the exterior of the house --- that way you don't have to have it 'vented" which is an additional cost factor.
