I'm interested in what you settle on, Kelly! It'll be pretty and very well thought out, I'm sure. Just to complicate things, I'm encouraging a few patches of dichondra in my lawn. I'd actually like to have all healthy dichondra. My lawn in Los Altos was... minimal mowing.

No way that enviroturf makes it thru a summer here. Would probably do fine for a winter grass, but why not just seed with a winter grass available locally?

The Perrenial Rye Grass is better than the annual. It's less gunky and does not stick to the lawnmower as bad. Especially when the grass is wet. Just MHO. It is a little pricer than the annual. Oh, and it does come back every year in shady spots of your yard, if you have any. I only have some that comes back every year on the north side of the house where it is shaded most of the summer.

DD, I agree about the enviroturf; I've never planted a fescue blend that did well here.

Alan, I had perennial rye in the kitty habitat and guess what? It sprouted during the cool period we had a few weeks back - and then died in this heat. So... I don't know if I'll have to reseed or if it might rise from the dead again. Sad

starting it mid-September is always pushing it. I've always started mine the first week in October, when I did plant winter rye. I hope yours comes back Alma :(

One Grass that is often over looked is the Kentucky 31 Blue Grass it does well in many areas and can survive just about anywhere with minimal water of Corse.
