Zu, that's absolutely astounding! Is there a moratorium on building?..lol....'Town' sounds like Fallbrook...one main / Main street
Sue, I learned right away from your first couple of months that I wouldn't get involved in a short sale. We're all learning from what's been happening to you. Mistakes and screw-ups seem to be the norm anymore. The escrow papers on my Dad's house had ridiculous mistakes. I don't get it...there must be some new logic that says everything must be done wrong...

I don't think there's a moratorium on building. It's just that it's a small town. There's only so much room in it, and the people who live here like their properties just the size they are, so they're not selling off chunks of their land to developers.

Nice that it's managed to stay that way. We've grown a lot here population-wise, but the town center has stayed the same, people go out of town to shop, etc.The small shops here are going out and people get upset about not 'shopping local', but what they fail to realize is that it's always been like that here. There will be a bookstore for a year or two and that goes out and someone else takes over, there'll be a yarn shop for a year or two and then someone else, etc., etc. Fallbrook is the same in that what was here was large tracts of land as groves and orchards and the only 'developments' as such are right in around the center of town. I'm not sure what we're going to do.....I'm afraid we will be amongst the 'nouveau poor'. The house on our road that once asked 3 mil is now down to 1.2 and still no takers.....

I liked Sebastopol when I went through there 20 years ago on my way to a mini vacation in Medocino (which I would love to live in). I met a friend in Sebastopol who knew of a great Italian restaurant.

The best Italian restaurant I know around here is The Villa in Santa Rosa. It's Northern Italian food. Yum!

I see USDA Zone 9 listed as average annual minimum temp 20-30 degrees F, but of course then half of all years should go lower than that!

Also, "sudden cool" after steady warm weather can be worse for plants than "cold" that was reached gradually after a week or two of "cool".

My area is sub-tropical....Sunset zone 23, so I don't worry about cold or frost. There may occasionally be frost around, even down the road from me, but our property has rarely seen frost..Sagittata is very drought tolerant.
Salvia patens does not do well here for me, too dry and gets too hot. There's zone 9 and then there's zone 9. Sunset zones are more accurate for all of our various microclimates in California.
